Should I buy this '98 XC V70-XC70

I had an almost complete check done of the '98 XC I am considering purchasing.  Here is the list of work to be addressed:

Transfer Case Seal Leak (fluid is low, don't know how long it has been driven with low fluid.  Present owner will have repaired by dealer.)  Obvious major concern here is the angle or bevel gear.  From what I am told, it can't be checked unless the transfer case is taken apart.  How long should this part survive under normal conditions?  

Minor Oil Wetness at Pinion Seal

Minor Oil Wetness at Turbo

Three Door Panels Delaminating (can just replace inserts)

Needs front rotors and pads

Needs new tires

Dimmer Switch Loose

Coolant Seeping at Lower neck area of radiator (either hose or radiator replacement)
Needs a new fan belt

The XC has 53670 miles.  Body and interior are in good shape except for the door panels.

At 75 and above, there is a definite vibration that I felt in the seat of my pants....this may be tires/wheels or rotors?  Or maybe both?

A ball joint seal is gone, but the joint is OK

The asking price is $16,500....an it's a Southern California XC...

I will still be reviewing repair invoices from the dealer once the owner gets them....they didn't save them as services were done.

So the question is....from such an experienced XC group:  What do you think, should I buy it?
