parting with 86 245 200

Looking for a little advice - or an encouraging word.
I have an manual '86 wgn gl with 250+ on it but right now it's parked outside - not on a slab, not wrapped, etc. It's looking at a Minnesota winter - maybe its 10th or 12th one.

It's hard to part with because I had plans to install some new parts and do some rust work but I basically have been beaten by the lack of time and experience. I have a set of IPD overloads, a heater control valve, water pump, power steering pump, o2 sensor, throttle body cleanup kit, and was thinking about a new tailgate. It has IPD sway bars on it already.

I took out most of the seats to check the floor out - it's pretty solid except for a decent hole in each rocker panel from leaves being inside. It also has the
usual tailgate/bumper rust & door-corner rust. Other problems: steering feel, wandering suspension feel, tempermental elec. OD, no defrost on tailgate, no park brake, Ac, cruise, and central lock all out, very rough idle until warm. And, oh, oil leak from water pump and PS fluid leak.

Basically I want it to go to someone who has time to make the obvious improvements and not let it get conquered by time and rust and procrastination.

Would anybody buy it as is? I guess I could put the seats back....
any ideas would be great
