smokey when engine cap removed 200

I was looking at a 83 245 wagon and took the engine cap off and there was smoke, not alot just noticable smoke that was in the top of the engine. What causes this and should I be cautious about this buy because of it? The car is in great shape including new floor panels but the fan on the engine is gone and replaced with a manual fan in front of the radiator. The car was from Montana and rigged for the cold up there. Anyways does the smoke mean anything like a need for new seals or valves or ? thanks. Otherwise I really think I found a good car.
