common issue? supposed oil leak from front of head gasket surface (960) 900 1994

About to ckeck one out for a friend (pre-purchase) and was wondering if this was really a common issue.

The mechanic of the seller says it's leaking @ the right front corner to the outside of the head gasket surface (oil leak).

I already know from a former look @ the same car that the flame trap and breather are in need of some room to breath and that the oil filter mount needs and o ring as well as the dist...............

Haven't heard of any "common" issues with what the mechanic's claiming.
