AW 70 leak 200

According to my trusted mechanic, my transmission leak is due to a hard, shrunken interior seal/gasket where the bell housing meets the gear box. And apparently this cannot be repaired unless the whole transmission is taken down and apart. Also the AW 70 usually lasts until 150K or so-my car has 219K. Anyone out there confer? Is the tranny then due to be swapped out? Recently, the rear tranny seal was replaced as was the speedo O ring and tranny pan gasket.

Any ideas would be appreciated.
