Failure to charge battery 900

1997 960 Wagon

Well it appears I am in need of a Voltage regulator, no matter what sped the engine is running, idle or about 2k RPM. I am measuring only about 12 volts across the battery terminals. So to those who have done this are there any hidden pitfalls involved in replacing the Voltage regulator?, or is it as straightforward as Haynes states? Anyone replaced brushes only? Is there a source for these? The alternator is a 100 amp. Bosch

Thanks in advance.
