740 rear axle seal still leaking 700 1989

My daily driver,1989 740, has a leak in the seal in front of the rear differential. Already replaced the seal once last year. Also making funny noise while driving. Car has 225,000 miles. My air gun in home garage will not budge the large nut. Would it just be simpler to replace the entire rear axle with a low mileage one from the Junkyard? They are having a 1/2 price sale for July 4th.
