I'm surprised it is not leaking from the thermal timer hole.
I might be able to send you one - probably have an extra or two

Yes, the seeping is almost undoubtedly related to the heater valve.
IPD has them for about $60. Possibly cheaper elsewhere - might
look on ebay first.
