Yep, just condensate. The oil will not get hat enough in normal driving conditions (less than 20 minutes and low rpm). Change the oil, but make sure the current engine is at operating temp before draining the old stuff.
Or drive it around in 2nd gear for 30 minutes :) between 30 and 60mph! That might even heat up the oil.
