Heater not hot what is the cause ?? 850

My friend Nissan old man need my help and I want to hepling out with my labor.

here is the problem.. car run great no over heat problem...
no water leak... Just the heater not hot only warm...

blower work great full blash.. you can feel the air force...

what can it be ?? heather Thermostast stuck ?? bad heater core ???

any good input are wellcome...
