Oh darn, bad compression, '71 145S 140-160

Well, I took a chance and bought a non-running $50, '71 145S today, and unfortunately I just did a quick compression check and it doesn't look good. 30/145/145/60... The PO said it needed a valve job and water pump, but I don't think a valve job would even help, or could it? Just looking for any suggestions/advice on if it's worth doing a little more investigating? I have all of the paperwork since new, and the engine was rebuilt in 1986 w/122k, (seems pretty low to have a rebuild). The odo currently reads 211,xxx, body is in great shape, except for bump in hood and headlight surround. Just a little rust around the front/bottom window seal, and decent interior. Thanks for any suggestions, I obviously don't want to spend an arm and a leg on having this rebuilt, maybe cheaper to drop-in a known working used B20, or just sell whole "as-is"... Thanks!
