Cam whine/valve stick when cold. Solid when warm 200 1981

Hi,

There's a 1981 245 Station Waggon for sale with 291,000 + miles on it. The owner said it has a cam whine, and a valve that sticks when cold, but runs fine what it's warm. Does this sound like a minor-easy to fix type of issue, or is this a major issue that will require major engine work? I'm look to buy an old car like this for a 2nd car for hualing my bike around town, going to soccer, etc... Not my daily driver. But, I don't want something that has major engine trouble.
