Delco Remy Alternator charging issue 140-160

I've got a Delco Remy 2 wire alternator that I've just put in my '72 142S. I took out the Bosch w/ external regulator.
The reason I took the old, original setup out was because I was losing charge and taking readings @ the alt, I could see that my voltages were hovering around 10V.
I had this other alternator, I put it in this afternoon and I'm still having the same issues.
On the Delco's, there's a BATT terminal, and then a pair of spade terminals that have a clipped plug that attaches to them. There's a white wire and a red wire coming from the spades. The #1 spade goes to the the amp light on the dash, the #2 spade piggy-backs to the BATT terminal. The original wiring from the distribution block on the driver's front inner fender goes to the BATT terminal as it's direct hot to the battery.
I took this off my other car and I know it works (or at least it worked, and it's only had about 5 total running hours on it.

I've made sure the ring terminal connections are clean, the distribution block is clean.
The continuity on the this red wire from the BATT on the alt to the distribution block is fine. The terminal connections at the + terminal on the batt to the distribution block are fine as well as the wire itself.

The batteries I've been using have been low--since they discharged being used, but not completely discharged. A simple jump start gets the car going. The amp light is dim, on the dash, and a reading @ the BATT terminal on the alt to ground measures slightly over 10V. After idling for about 5 minutes, the reading is now about 9V, after 10 min, slightly over 7 V. I know the batteries take charge.

I don't have a dedicated ground running from the alt. to the body. I tried just clamping a jumper cable to the back of the alt housing and running it to the body to get a good ground, and nothing seemed to change.

WHAT THE HECK IS GOING ON HERE? That's what I need to know. Any questions or comments to help isolate this issue would be greatly appreciated.

BTW; the 142s is a daily driver and only started to have these issues appear within the last two weeks. I thought it was the regulator as it would charge sometimes, and then I'd go to start it up and it wouldn't be charging, but sometimes a simple turn-off, wait a minute, turn back on, would do the trick.

I'm going to test the alt. @ Autozone tomorrow....
