Front door panel moldy and falling apart 200 1986

Pulled my DS front door panel to lube the window regulator and found the bottom
third of the inside to be damp/moldy/crumbling due to exposure to moisture over the years. What can be done with the remaining material to seal and protect it from future issues? I'm going to pull the PS next week and seal it if there are any problems with that one. I installed fresh window scrapers a few years ago and the plastic barrier shield is still in place. Any suggestions are welcome. Thanks.
