Preserving rear hatch lock and latch 1800 1973

Searched a bit here, and only found questions and answers about broken ES rear hatch lock mechanisms. Nothing on preserving one that works...

I know these mechanisms are rather weak, and seemingly made from unobtanium. The one on the ES that we got last fall works perfectly, and I'd like to keep it that way as long as possible..

Any thoughts? Is it usually the lock itself that fails? Or the latch mechanism? Both? Recommended lubricants for the lock and/or latch?

Also considering fabricating some manner of cover to keep water, dirt, God forbid if I ever end up on salted roads. Don't plan to, but.. never know where or when I might end up.

Any thoughts appreciated.
