'91 240 Sedan Hidden Rot 200 1991

Yesterday I bought another car as a possible fixer or donor. It's a 91 240 Sedan Auto. The Tires(michelins), Engine, transmission, interior all in great shape. There was some apparent rot on the lower lips under the doors, and behind the rear drivers side wheel. Found out from the owners mechanic that there was a lot around the back of the car and it's suspension parts were questionable. He recommended that they sell it (not sure if their new Volvo was purchased from the same fellow.. sooo). The trunk appeared solid and there was nothing jumping out, but I didn't get it up on a lift yet. Seemed to drive fine. My question, is this common and if so does it tend to be a death sentence for the car? Just kind of wondering if anyone has any experience with this. I'll get pictures up this weekend.
