Rear Diff. Leaking 700 1991

There is a bunch of differential fluid/grease coming out of the spot where the shaft goes into the differential. Is there a seal there that has gone bad and can be replaced or do I need to replace the rear end? Before I take it in the shop I need to know if I need a second mortgage. Thanks.
