hatch not unlocking

Any ideas on the way that a back hatch on a 88 740 works?? It seems that at times the power locks will unlock the back HAtch other times nothing and I have to go in thru the back door. Any suggestions?? MY EXTERIOR HATCH LOCK HAS KEY BROKEN IN IT
