Brakes fade on 745T 700

Recently my brakes act like there is no boost. You know how the pedel feels when the engine is not running. It doesn't happen all the time just some of the time. I have checked the pads and rotors and that all seems to be in order. I have noticed that if I push slowly on the pedal there is no or at least less fade. Any one experience this or have any idea what is causing it????
