While I have never replaced the seal and cannot provide advice there, check the FAQ for other ideas. One is the metal rods on the side, which fatigue and break over time. A complete lube is also in order (don't forget the cables) as well as a flush of all debris from all four drain tubes. And fix any rust or chipped paint.
