window guide materials 120-130

The window guide rails on my 122 are deteriorating. It's the rubber/felt substance that goes in the guides on each edge of the window-pane. What are my options for replacing or renewing these? Will rubber/felt from a 240 work? Can new ones be ordered?

On a related note, is water inside the door just an accepted fact of life? I know that there are some drain holes at the bottom of doors for this, but somehow the notion of water inside bothers me. Is there nothing to be done short of taping off and sealing off the openings on the inside of the doors, just under the interior panels?

Thanks All!, as always.
