Hissing/chirping brake pedal area 700

Just developed a new noise. It seems whenever the brake pedal is touched (slightest pressure) there is a high pitched air sound. I disconnected the vacuum to the booster and it goes away so I know it is in the booster. There is no noticable effect on braking performance at this time. I uncovered the brake pedal area and am sure it is from there. With my head close and the pedal moved, the sound starts as a squeal but as the pedal is depressed fully an air aound can be heard signifying leakage.

My questions are:

- is this repairable
- if so what needs to be replaced & how
- alternative - just buy a used booster
