84 Wagon needs head gasket 200

Hi. I'm looking at a 1984 GL Wagon that needs a head gasket. I've changed the head gasket in my 85 before so changing it's not really a problem. On this car the owner doesnt know what happened. He said it didnt get hot or anything, he said it just ran rough one day, then he parked it, now stuff (oil/water mix?) comes out of the exhaust when he cranks it. It was night time so i didnt look at the engine when i saw the car. What are some of the other causes for blowing the head gasket besides overheating? I dont want to change it just to have it happen again. Any help is appreciated!
