240 wagon vs. lumber

The last wagon I had which would carry 8 foot lumber (and 4x8 plywood) was a '73 Chevvy Kingswood. A huge wagon, 400 cid v-8, tons of torque, 8-passenger, 10 miles/gal. My kids learned to drive on it and did things they didn't tell me about until many years later such as 100 mph speed runs. You might find one of these or a similar Ford. Personally, I think a 1/2 ton LB pickup would be much more useful for a landlord. Maybe it would be tax-deductable.

None of this takes away from the usefulness of a Volvo wagon. They are the best!
