Transmission pan gasket 700

A question for those that have changed a transmission pan gasket on an AW70. My cork gasket is leaking like a sieve and I am changing to the black rubber or butyl type of gasket. Have any of you used a gasket sealer on that type of gasket? or do I install it dry?

This is something I don't want to do a third time.
