Be sure to have the car looked over by a mechanic before buying and be sure to run a carfax.com report! Might show if salage title ever issued. Although Florida is lax on this.

If oil leaks from tranny cound be expensive rear main seal ($600 at least) or could just be clogged oil flame trap causing excess pressure that replacing (or just remove) the flame trap. And yes you should replace timing belt, that is about $250 plus another $100 or so for pulleys it is likely to need.
